Premise
The following general conditions are part of the lease agreement for the reserved period. They are understood and accepted by the customer at the time of stipulation.
Booking
The lease agreement is considered concluded upon receipt of our confirmation email, which will be sent after receiving a down payment equal to 30% of the rent. The payment must be made within 48 hours of the booking request via bank transfer.
Payments and services
The failure to make the payment above on the established date constitutes an express termination clause of the contract. The minimum stay is 7 days. The supply of linen is optional and if not requested at the time of booking, must be communicated at least 10 days before arrival. The balance of the agreed amount, together with optional services (linen), must be paid upon arrival at the Agency, when the keys are handed over, by cash or check, credit cards, or debit cards. Failure to make this payment will result in the automatic termination of the contract and the amount already paid at the time of booking will be retained by our Agency as compensation.
Arrivals and departures
The key delivery of the accommodation, along with the completion of the acceptance procedure, is scheduled for the contractual arrival day from 4:00 PM to 7:30 PM at the Holiday Homes Agency San Teodoro, VIA GRAMSCI 19, 07052 San Teodoro (SS). In case of delays, please promptly notify at the number +39 347 0895735, also via WhatsApp. The contract holder must be in possession of an identity document and the confirmation Voucher. Departure is expected by no later than 10:00 AM on the day stipulated in the contract. If it is not possible to occupy the apartment on the booked day or at the scheduled time due to personal reasons, strikes, or travel difficulties, no refund is provided. The same rule applies in the case of early departure.
Cancellation policy
In case of possible cancellation, the deposit paid will be refunded as follows:
STANDARD RATE – free cancellation (no penalty) up to 60 days before arrival. 40% refund up to 30 days before arrival. Beyond 30 days, no refund will be provided and the deposit paid will be retained.
BESAFE RATE – in case of cancellation, the deposit paid will be refunded taking into account the contractual conditions of the insured rate and only for certifiable reasons.

Alternative or cancellation of the lease agreement by Case Vacanze San Teodoro
Holiday Homes San Teodoro reserves the right to replace the booked apartment with one of equal value in case of a serious unexpected event.
At the time of key delivery, a deposit of €100.00 must be paid, which will be blocked on the credit card as a guarantee or handed over in cash. The occupation of the apartment is limited to the number of people mentioned in the reservation. The deposit will only be unblocked or refunded after a positive check of the apartment’s condition by one of our staff members. In case of damage or breakage of objects or items, or the lack of or damage to any pre-booked linen, they must be reimbursed at market price. The tenant undertakes to occupy the apartment respecting all the rules of good neighborliness. The cleaning of the kitchenette, dishes, and kitchenware must be done by the customer as it is not included in the final cleaning; otherwise, €30.00 will be deducted from the deposit. On the day of departure, waste must be disposed of as indicated at check-in. In case of garbage presence, €50 will be deducted for disposal by our staff.
